Cladding by the estuary
Brooklyn faces the tidal Hawkesbury River estuary. If you are adding polystyrene cladding to a waterfront house within 100 metres of salt water, Unitex requires Class 4 or 316 stainless steel fixing screws instead of the standard ones, so they need to be specified from the start.

Listed houses and the station
Hornsby lists many houses in Brooklyn, plus the State-listed railway station group. On a listed house, original face brick and stone stay unpainted, and rendering or painting a previously unpainted surface needs consent.

River settlement materials
On Brooklyn's environmental-zone lots (Hornsby's River Settlements land), the DCP asks for lightweight buildings with a weatherboard or fibro cement look, discourages solid masonry, and wants dark neutral colours with light tones only as highlights. A bright rendered masonry facade on a DA there would cut across those controls.
Bush fire
Bushland above the village
Most of Brooklyn's land outside the river is mapped bush fire prone, much of it Category 1 vegetation on the slopes behind the village. On those lots, re-rendering done as exempt work must be ember-sealed and use materials at least as good as the old ones.
