Rendering across the Northern Beaches

Northern Beaches rendering runs on three old council plans, a dark-and-earthy colour rule around Pittwater, salt air and bush fire prone ridges. Cement and acrylic rendering across the Northern Beaches, with a free quote.

Before you render

Before you render across the Northern Beaches

The Northern Beaches is one council but still three rulebooks. Which one applies depends on the street: the Manly DCP covers Manly, Fairlight, Balgowlah, Clontarf and Seaforth; the Warringah DCP covers Freshwater up to Narrabeen and inland to Belrose and Terrey Hills; the Pittwater 21 DCP covers Mona Vale to Palm Beach. Parts of Oxford Falls, Belrose and Cromer still sit under Warringah LEP 2000. A single Northern Beaches LEP and DCP was exhibited in 2026 and is expected to start in mid 2027, so re-check before a DA.

Most re-rendering and repainting of a house outside a heritage area is exempt development. Once a job needs a DA (an extension, a new house, polystyrene cladding), each area's colour and foreshore rules apply; they are listed below with their sources.

Two site conditions change the system itself. Within 1 km of breaking surf, or 100 m of the harbour or Pittwater, Unitex specifies Class 4 or 316 stainless fixings for its polystyrene boards, and Rockcote says coastal finishes need cleaning more often than once a year. On the many bush fire prone blocks, even exempt re-rendering must be ember-sealed and use equal or better materials.

Rules and site conditions across the Northern Beaches

Each one from the council plan or data sheet it comes from.

  1. Council

    Three former-council plans

Manly, Warringah and Pittwater DCPs still apply in their old areas, plus Warringah LEP 2000 on deferred land; the consolidated plan is expected in mid 2027.

  2. Council

    Pittwater colour palette

For DA work from Mona Vale north, walls must be dark and earthy; white, light coloured, red and orange walls are not permitted except limited lighter tones in Area 3.

  3. Coast

    Sea air and upkeep

Near the surf, the harbour and Pittwater, rendered walls need more upkeep: Rockcote asks for its systems to be washed down every 12 months, and for painted or textured finishes close to the coast to be cleaned more often. Within 1 km of breaking surf or 100 m of other salt water, Unitex polystyrene systems also need Class 4 or 316/316L stainless fixing screws.

  4. Bush fire

    Bush fire prone blocks

On mapped bush fire prone land, exempt re-rendering must be sealed against embers and use equivalent or better materials (cl 2.54(c)).

For your render: On bush fire prone land the render or cladding system has to suit the block's bush fire attack level (BAL), with gaps sealed against embers. Polystyrene cladding

  • “Very professional and so helpful! Good communication and a fair price! Arrived nice and early! The rendering was done very well and looks great. The boys were very careful and made no mess! I have no hesitation in recommending Ali and his workers! I am definitely a very happy customer! Job: rear of house rendering plus a variety of rendering repairs in various places! Thank you so much!”
    ★★★★★Gregory Williams ·
  • “We loved dealing with Ali and his team. They are all lovely and really good renderers. We wanted something a little different (a thickly applied splattered style) in some parts of the house,”bagged” in other areas and smooth render in other parts…all was no problem, and expertly done. All fairly priced too. We would definitely recommend Finishing Touch Rendering. Stephanie and David.”
