Before you render in Balgowlah Heights

What changes a rendering job here, each from the council plan, heritage register or data sheet it comes from.

  1. Heritage

    Listed stone cottage facade

Manly LEP 2013 lists a stone cottage facade and a house in Balgowlah Heights. For listed buildings the Manly DCP asks for original wall treatments to be kept, so that stone face should stay stone, not be rendered or painted over.

For your render: We check your address against these rules before quoting, so the render, finish and colour suit what the council allows there. Cement rendering

  2. Council

    Scenic slopes above the harbour

Part of the suburb's housing land, on the slopes above the harbour, is mapped Foreshore Scenic Protection Area under Manly LEP 2013. A re-render or new cladding there that needs a DA has to use non-reflective finishes in colours that sit back into the bush and harbour setting.

  3. Bush fire

    Dobroyd Head bushland buffer

Some of Balgowlah Heights' housing land is mapped bush fire prone: the buffer beside the national park bushland on Dobroyd Head. On those blocks exempt re-rendering must keep embers out and use materials at least as good as the existing ones (Codes SEPP cl 2.54(c)).

For your render: On bush fire prone land the render or cladding system has to suit the block's bush fire attack level (BAL), with gaps sealed against embers. Polystyrene cladding

  • “Very professional and so helpful! Good communication and a fair price! Arrived nice and early! The rendering was done very well and looks great. The boys were very careful and made no mess! I have no hesitation in recommending Ali and his workers! I am definitely a very happy customer! Job: rear of house rendering plus a variety of rendering repairs in various places! Thank you so much!”
    ★★★★★Gregory Williams ·
  • “We loved dealing with Ali and his team. They are all lovely and really good renderers. We wanted something a little different (a thickly applied splattered style) in some parts of the house,”bagged” in other areas and smooth render in other parts…all was no problem, and expertly done. All fairly priced too. We would definitely recommend Finishing Touch Rendering. Stephanie and David.”
